Why you should list with is us?
We are local real estate investors and agents. We know the market very well. The last thing you need at this point is a bunch of fancy language. We keep it simple and basic – we will show you a list of homes that sold in similar condition and within a very close proximity of your home. We will also do our best to make sure the houses sold are within a reasonable time frame – usually six months or less.
What can you expect to pay?
We charge a total of 6% commission which we split with the buyer’s agent. We are not a discount brokerage – you get full service from us. It does not matter the price of the property. We give every property the same amount of attention to make sure it gets sold and sold fast!
The state of PA charges a 2% transfer tax which is split between the seller and the buyer evenly. The title company who will handle the transaction for both parties will have their fees. Any taxes that are owed or paid in advance will be prorated or reimbursed at the settlement table on settlement day.
So what’s the number exactly look like when it’s all done. Here’s a quick example:
The “How much do I get?” Formula*:
$$ CASH TO YOU $$ = [The Agreed Upon Sales Price] – [6% of the sales price] – [1% for PA State Transfer] – [Any proration of taxes, settlement company fees, outstanding liens against the property]

WHAT ABOUT REPAIRS?
Now, I know what you’re thinking….My house needs soo much work, what do I do? Who’s going to buy it like this? I don’t fee like doing the repairs? I don’t have money for the repairs? I don’t have time to do the repairs? STOP WORRYING! WE GOT YOU COVERED!
We have access to contractors in multiple counties who do anywhere from small jobs like paint touch ups to large jobs like knocking down walls – these crews are amazing.
WHAT IF I CAN’T PAY FOR REPAIRS UP FRONT?
Depending on what county you are in – we have companies we deal with that will actually work with you on some repairs to pay for it AFTER the home has sold*. We will work with them to maximize what repairs are best suited to give you the most value.
